Best place to buy a house in Seattle?

I'm new to the area and am looking for a house.  Any suggestions as to areas which might be developing quickly?  Any overvalued areas to avoid?  Obviously, I'd like to buy in an area with some upside.  Closer to downtown the better.

I am also looking for a place to buy - I think I would like a place somewhere in Seattle or Bellevue...any suggestions?  If you know of any communities being built in the near future, that would be good to know too.
